  1. That all the expenses of registration of WILL / GPA / SPA shall be born by the purchaser.
  2. The Seller confirms that he has not entered into any agreement for sale, mortgage, or exchange with any other person relating to the Schedule Property of this Agreement.
  3. Electricity, water, and House Tax charges will be payable by the SELLER.
  4. In case the purchaser fails to make the final payment, the seller would have the right to forefeit the earnest money, and if the seller fails to execute the documents within the stipulated period, the purchaser could have the right to get back 2 times the seller's Receiving amount, which is ₹ 4,00,000 Only/- and brokerage Plus.
  5. That the seller will hand over the vacant physical possession and original documents after receiving the full and final payment from the purchaser.
  6. That the brokerage will be charged to both parties at a rate of 1% (₹ 15,000 Only/-) on the total selling price by Pushpak Associate.
  7. It is the right of the Purchaser to transfer the GPA / SPA to any person.
